construction and facility service. As a Real Estate Manger, you
will oversee and manage the real estate portfolios and facilities
management to deliver solutions enterprise-wide in our family of
companies in the Mechanical Construction, Manufacturing &
Mechanical Service industries as well as grow the line of business
with external clients. Principal Duties and Accountabilities:
Property & Facilities Management
Manages property expenditures, vendor contracts, tenant relations
(internal & external), leasing, space planning, project management,
and capital improvements.
Serves as a Project Manager for scheduled maintenance, repairs, and
construction improvements to facilities.
Receives and reviews requests for maintenance and prioritizes
maintenance activities based on urgency and availability of
Administers lease agreements (both inter-company and 3rd party) to
ensure smooth operations, maintenance, and repairs.
Provides property financial analysis and ensure costs meet the
Assists with annual business planning to include income and expense
Assists with real estate documentation, licensing agreements, and
maintains files for reporting.
Conducts space planning or modifies building/equipment layouts in
response to changing organizational needs.
Visits properties and meets with internal & external
clients/tenants, and inspects building and grounds regularly to
identify current and potential maintenance needs.
Solicits bids, selects contractors/subcontractors, and negotiates
bids for the renovation or construction of facilities.
Works with experts in sustainability and carbon neutrality to
enhance the company s efforts in environmental sustainability
Conducts active building operations management including
utility/energy cost management, building automation system (BAS)
maintenance, mechanical systems maintenance and repair.
Analyzes individual property's income and expenses and makes data
driven decisions related to leasing or purchasing, financing, and
Develops and negotiates contracts to ensure all requirements are
met prior to closing. Management Responsibility: Acts as a project
manager - management of a project team, on which the individuals
comprising the team may vary by project. Education: B.S. in
Business Administration, Management, Architecture, Engineering,
Construction Management or equivalent. Experience: Minimum of 3
years of experience in property management, project management,
engineering, development, and consulting services.
Experience preferred in drafting and reviewing real estate
contracts, managing scopes of work with contractors, working with
building structures, utilities, infrastructure systems.
Experience also preferred in sustainability through architecture or
engineering practices, including the key principles of the U.S.
Green Building Council (USGBC) along with local municipalities
ordinances and building codes. Knowledge, skills, and abilities:
Certifications preferred: Certified Property Manager (CPM),
Professional Engineer (PE), Registered Architect (RA), and/or
Leadership in Energy and Environmental Design (LEED)
Project management and customer service skills; ability to focus on
the client perspective to evaluate and deliver facility
Knowledge of utility/energy cost management, BAS maintenance,
mechanical systems maintenance and repair.
Familiarity of local code and ordinances in the Kansas City and
Expertise in building energy optimization, leveraging building
intelligence to drive business decisions including benchmarking and
key performance indicators (KPIs).
Familiarity with Microsoft Office Applications and OS: MS Outlook,
Android & iOS, MS Excel, Word, PowerPoint, PowerBI, Accounting
software, Task management applications.
Ability to create & maintain positive working culture &
Organizational, time management, and follow up skills. Physical
and/or travel demands: Frequent use of computer, including
keyboarding, viewing monitor, etc.
Anticipate monthly airline travel with overnight stays to other
U.S. Engineering offices.
Specific projects may, at times, require more frequent travel.
Occasional day trips to local properties.
Occasional on-site commitments for regional area development
